Keystone 2026-27 Season Preview: Kindred Opens, Ski School Moves to River Run and What It Means for Keystone Real Estate

By Colorado Mountain Living | Updated October 2026

Keystone Resort heads into 2026-27 with three headline changes: the Kindred resort at River Run is finally open after a decade of development, the ski and ride school has moved into Kindred at the base of the gondola, and the resort has a new brand, “Lifetime of Firsts.” Snowmaking systems are tested and Keystone plans to open as soon as temperatures allow. Shannon Buhler, Keystone’s vice president and general manager, presented the update at the Summit Chamber’s Ski Area COO Summit at Copper Mountain on October 9, 2026. Colorado Mountain Living attended. Below is what Keystone announced and what it means for property owners and buyers in Keystone and the Dillon and Silverthorne area.

Key takeaways

  • Kindred, a luxury development with residences, a hotel, a pool and a private club, opened at River Run after roughly ten years in the making.
  • The River Run ski and ride school now operates from Kindred at the base, replacing a long walk to the previous location.
  • Keystone’s new brand, “Lifetime of Firsts,” centers on shared experiences across skiing, tubing, sleigh rides and ice skating.
  • Snowmaking systems are tested. Keystone opened in October last season and North Peak opened December 5.
  • Summer Afternoon Club doubled its number of days in 2026, with free gondola rides and live music open to the public.
  • Wagons for hauling gear return this winter in a smaller format, along with snowcat hot dog service.

What is Kindred at Keystone?

Kindred is the mixed-use resort development at Keystone’s River Run base, now open after about a decade of planning and construction. It includes luxury residences, a hotel, a pool and a private club, with membership still available at the time of the summit. Buhler described the service level by sharing that her seven-year-old called their first night there the best day of their life.

The operational change that matters most for visitors: the River Run ski and ride school is now located inside Kindred at the base of the resort. Buhler acknowledged that the previous location required a long walk, and the move puts lessons next to the gondola.

What does Keystone’s “Lifetime of Firsts” brand mean?

After more than a year of work, Keystone defined its brand around connection and shared milestones rather than extreme terrain or historic lore. The message is “adventuring together”: progressing across the resort’s peaks and trying activities such as snow tubing, sleigh rides and ice skating. Buhler contrasted it directly with Copper’s “athletes’ mountain” and Breckenridge’s “kingdom.”

When does Keystone open for 2026-27?

Keystone had not announced a date at the summit. Its snowmaking systems had been tested, the first snow had fallen on the peaks and Buhler said the resort would open as soon as conditions allowed. Last season Keystone opened in October, ahead of Arapahoe Basin in the annual race to open first. North Peak opened December 5, and Bergman Bowl opened about a month later than normal. Keystone aims to open Bergman Bowl earlier this season if snow allows.

What else is new at Keystone?

  • Summer Afternoon Club: piloted in 2025 and doubled in 2026. Free gondola rides, live music and a pig roast, open to the community whether or not you hold a Keystone pass.
  • Summer festivals: another season of Keystone festivals with the Keystone Neighbourhood Company.
  • Bike park: a new graded trail.
  • Winter amenities: wagons for hauling gear and kids’ equipment return in a smaller format, and hot dogs served from a snowcat return.
  • Winter events: Snowboard After Dark, Keystone Pride, a Thanksgiving race, Military Day and a closing weekend celebration, among others.

What Keystone’s plan means for real estate

Colorado Mountain Living reads resort investment as a leading indicator for local demand. Our take on Keystone:

  • River Run gets a new anchor. A completed luxury development, a hotel and the ski school at the base all add daily activity at River Run. Properties within walking distance of the gondola benefit from an improved base area.
  • New inventory at the top of the market. Kindred adds luxury residences that set new comparables. Owners of older River Run and Keystone condos should understand how that new product is priced before they list.
  • A stronger summer calendar. Free gondola access, live music and festivals bring people to Keystone in months that once ran quiet, which supports year-round rental demand.
  • Early opening history. Keystone has a track record of October openings. For owners who rent, early-season terrain extends the bookable winter.
  • Rental rules vary. Keystone sits in unincorporated Summit County, which has its own short-term rental licensing rules. Confirm licensing for any property before you buy with rental income in mind.
